Pawleys Island, SC - "Arrogantly Shabby" Real Estate

Pawleys Island, SC, as seen on bumper stickers, signs, brochures; the locals call it “Arrogantly Shabby”.  It is laid back and relaxing to say the least.

This unique barrier island on South Carolina’s northern coast is home to few and a second home or vacation home to many.

It is located 25 miles south of Myrtle Beach, SC and 70 miles north of Charleston, SC.  It is approximately 3.5 miles long and is as narrow as one house.  That’s right, as narrow as one house.  There is the ocean, a house, the road and the marsh.

In the early 1700s Pawleys Island was used as a May to November get a way for owners of the rice plantations.  They moved families, livestock, furniture and provision to the island for health reasons.  While they did not know about malaria, they did know that it was unhealthy to stay on the plantations along the rivers in the summertime.

People today are still doing the same thing.  They are coming to Pawleys Island for health reasons.  They are not coming to avoid malaria, but to get away from today’s fast paced, stressful world to relax, to rejuvenate and to enjoy themselves.

In addition to the beautiful beaches, there are excellent restaurants, outstanding golf courses, unique local shops and opportunities to fish.  Great times families to have fun and to create memories for a lifetime and beyond.

So for those people who are looking for a unique, special place for your next vacation or for investing in real estate, consider Pawleys Island, SC.

Many people return each year to enjoy this “arrogantly shabby” barrier island which has one condominium complex, one twenty room inn, one eight bedroom bed and breakfast and a number of beach homes.

Laid back?  Yes.  The speed limit on Pawleys Island is 25 mph.

Due to the size and layout of the island, real estate ownership is very limited.  Investing in real estate in Pawley Island has made owners proud to say “we own a place at Pawleys.

“Arrogantly Shabby” Pawleys Island real estate is enjoyed by many, but owned by few.

What caused the housing market bust? And will it happen again?

You can thank the financial sector for the reckless lending that caused the housing bust.  As I tuned into the major television networks over the past year, I heard the same song playing over and over – “predatory lending by big banks caused the mess we’re in.”  I thought that it was just media hype, but as I investigated I found out that it was the TRUTH.

Let me give you an example, a new couple with okay credit walked into the bank 24-monthes ago and wanted to acquire a loan for a new home.  The bank, under normal circumstances, would never have lent the money to the couple, because the mortgage payments were too high for the couple.  However, the bank representative wants his commission and puts the couple in a variable mortgage saying that rates probably won’t go up.  The bank realized that if the rates increased that the couple would not be able to afford the house and the bank will foreclose on the house.  However, the housing market was so sturdy that they believed that even if the house foreclosed they would turn a profit.  The couple will have already made 6-monthes to 12-monthes of payments.  The housing market was increasing so even if the house foreclosed they would still be able to sell the house and make a profit.

It wasn’t until the couple’s house was foreclosed on that the bank realized that thousands of homes in the area also were being foreclosed on and the prices of houses were falling.

Increase in Foreclosures + High Rates + Falling Home Prices = Housing Bubble Burst

What has the US learned?

It is tough to say at this point.  The SEC has stepped in and gone after a lot of predatory lenders.  Congress has taken notice and is acting on these issues.

When is the best time to buy?

If you're in a position to purchase a home and you're wondering when is the right time to buy, let me suggest this advice.  Many analysts are predicting that rates are rising, so this very well be the time to lock in a rate.

About Pawleys Island

Pawleys Island, South Carolina is a 3.5 mile barrier island located 70 miles north of Charleston and just south of Myrtle Beach. Pawleys Island was originally settled by rice farmers who relocated their family and livestock from the rivers to the island during the summer months due to the threat of contracting malaria by the rivers and creeks. The island became a sort of retreat for the farmers and their families and continued to keep laidback culture to this day.

The mainland offers several world-class golf courses, fine dining, and your basic amenities. Some activities include crabbing, canoeing, kayaking, and fishing.
